Mortgage rates ease to 6.65%—modest relief, not a reset.
Freddie Mac’s 30-year fixed average declined for a second consecutive week, creating a small improvement in borrowing conditions while affordability remains constrained.
Freddie Mac reported that the 30-year fixed-rate mortgage averaged 6.65% as of August 20, 2026, down from 6.67% the prior week. The 15-year fixed averaged 5.95%, down from 5.96%. A year earlier, the 30-year average was 6.58%. For Northeast Ohio buyers, the practical takeaway is not that financing has suddenly become inexpensive; it is that even small rate movements can change monthly payment, qualification, and negotiating flexibility. Buyers should compare lender quotes and structure scenarios rather than anchoring to a single headline rate.
