Cuyahoga County June sales accelerated while new listings stayed essentially flat.

MLS NOW reported 1,358 sold residential listings in Cuyahoga County in June 2026, up 12.1% from 1,212 a year earlier. Sold-dollar volume rose 20.8% to approximately $451.6 million, and the average sale price increased 7.8% to $332,542. New listings were nearly unchanged at 1,816 versus 1,817 in June 2025, while average market time moved from 32 to 33 days. The important signal is the combination: closed activity strengthened materially without a corresponding surge in new supply. That does not mean every submarket or price tier behaves the same, but it supports close attention to property-specific competition and neighborhood-level inventory.
